Clear, fixed fees from an experienced town planner. Every report is written by a qualified planner with Council-side assessment experience – not generated by AI.  Fees shown are starting prices for compliant proposals on unconstrained lots, that is, proposals that meet the applicable LEP and DCP development standards and controls, on sites not affected by constraints such as heritage, flooding, bushfire, biodiversity, significant trees, contamination or steep slope. 

Site feasibility review – $650 + GST Credited against your DA fee if you proceed with us.  Pre-DA planning report – from $990 + GST 

Statement of Environmental Effects and planning assessment:

Express SEE – fences, carports, decks, pergolas and sheds – from $850 + GST 

Minor ancillary works – retaining walls, garages – from $990 + GST 

Major ancillary works – studios, outbuildings, swimming pools – from $1,100 + GST 

Dwelling alterations and additions (minor) – from $1,200 + GST 

Dwelling alterations and additions (major, including first floor additions) – from $1,500 + GST Secondary dwellings – from $1,200 + GST 

Dual occupancy / duplex – from $2,000 + GST  

Statements of Environmental Effects are prepared within 3 business days of receiving final plans and any required specialist reports.  

Clause 4.6 variation request – from $990 + GST each 

Additional DCP variation justification – $250 + GST 

DA lodgement via the NSW Planning Portal – $295 + GST 

Responses to Council requests for information, amended plans and out-of-scope work – $175 + GST per hour 

Section 4.55 modifications, Building Information Certificates, and unauthorised works.

All work is quoted as a fixed fee and confirmed in writing before we start. Proposals are usually sent within one business day.  

Fees shown are starting prices for proposals that comply with the applicable LEP and DCP development standards and controls. 

Additional fees apply where a proposal: - requires a clause 4.6 variation request or seeks variations to DCP controls - is affected by site constraints such as heritage, flooding, bushfire, biodiversity, significant trees or contamination - requires amended plans, additional reports or responses to Council requests for information after lodgement.

Fees exclude Council lodgement fees and other consultants' reports (survey, arborist, geotechnical, BASIX and the like).
